A holding tank that works perfectly through a busy summer can become a problem after one sharp frost. The weak points are usually not the tank body itself, but the smaller parts around it: exposed pipework, valves, fittings, vents and hoses. Knowing how to winterise holding tanks gives you a far better chance of arriving at your bach, cabin, tiny home or RV next season without a cracked fitting, blocked line or unpleasant surprise.
For much of New Zealand, a properly installed holding tank can stay in service over winter with a few sensible checks. In colder inland areas, high-country sites and places left vacant for long periods, more preparation is needed. The right approach depends on whether the system will remain in use, how exposed it is, and whether freezing temperatures are likely.
Start by deciding: in use or shut down?
Winterising is different for a tank that will be used every weekend compared with one that will sit untouched until spring.
If people will still be using the dwelling regularly, the aim is to protect exposed plumbing while keeping the tank operating normally. Waste needs to remain able to flow into the tank, and the vent must stay clear. You may need insulation around vulnerable pipes, a lagged valve enclosure, or a protected hose run.
If the property is being closed for winter, the safest option is usually to have the tank pumped out by an approved waste contractor before leaving. An empty or near-empty system has less material sitting in pipes and less chance of unpleasant odours building up. It also makes it easier to inspect the tank and fittings properly.
Do not assume that every tank should be completely emptied. Some systems have installation-specific requirements, and a tank in a wet area may need enough weight to remain secure in the ground. Check the manufacturer’s instructions and your installer’s advice before making that call.
How to winterise holding tanks safely
Arrange a proper pump-out first
For a seasonal property, book the pump-out before the coldest part of the year rather than waiting until the tank is full. A full tank is not automatically damaged by cold weather, particularly if it is buried or well protected, but a pump-out removes the risk of solids settling for months and gives you a clean starting point.
Use an approved contractor and dispose of wastewater through the proper channel. Never drain a holding tank onto the ground, into a ditch, or into stormwater. Aside from the environmental damage, it can create serious health issues and may breach local council rules.
After pumping, ask the contractor whether they noticed anything worth addressing. Slow drainage, a damaged lid seal, a loose inlet fitting or an unusually strong odour can all point to maintenance that is easier to handle now than in the middle of winter.
Flush only where it makes sense
A light rinse can help remove residue from the tank walls and inlet area after pumping, but avoid filling the tank with unnecessary water just before a long shutdown. The goal is not to leave a spotless tank full of water. It is to reduce waste residue and make sure the system is clean enough for storage.
If your toilet, sink or shower runs into the holding tank, pay particular attention to the pipework between the fixture and the tank. Low spots in these lines can retain water. In a hard freeze, trapped water can expand and split a fitting or push apart a joint.
Drain vulnerable pipes and hoses
This is often the most valuable part of the job. Disconnect, drain and store any removable waste hose, wash-down hose or external connection where possible. Leave hoses uncoupled only if doing so will not allow rainwater, pests or debris into the system.
For fixed pipework, identify sections above ground, under a raised floor, along an outside wall, or near an exposed valve. These are the places most likely to freeze. A plumber can advise on drain points for a more permanent installation, especially where the dwelling is vacant for extended periods.
Do not rely on wrapping a frozen-prone pipe in old blankets or loose material. Proper pipe lagging, fitted insulation covers and weatherproof enclosures last longer and are less likely to hold moisture against the pipe.
Protect valves, joins and the tank lid
Valves and small fittings are commonly the first parts to fail in cold conditions. Check that all caps, couplings and inspection points are secure but not overtightened. Look for cracks, worn seals, loose clamps and signs of movement around fittings.
The lid needs attention too. It should sit correctly, seal as designed and remain accessible for servicing. Clear leaves, mud and debris from around the lid and access point so water does not pool there. If the tank is in an area used by vehicles, make sure the lid and cover are rated for that location. A holding tank lid is not automatically suitable for a ute, caravan or mower passing over it.
Where a valve or connection cannot be moved out of the weather, a simple insulated box or enclosure can make a real difference. It must still allow access for inspection and should not restrict the tank vent.
Keep the vent open
A holding tank needs ventilation. The vent helps gases escape and allows wastewater to move through the system without creating pressure problems. Do not cap, block or tightly wrap a vent in an effort to keep cold air out.
Instead, check that the vent is clear of spider webs, leaves and nesting material. Inspect the screen if one is fitted. A blocked vent can contribute to odours inside the dwelling, slow drainage and pressure around seals, regardless of the season.
Use insulation carefully
Insulation is useful for exposed pipes and fittings, but it is not a cure for every installation. It slows heat loss. It does not create heat, so a pipe sitting unused in sustained sub-zero temperatures can still freeze.
For a property that remains occupied, regular use of warm water can help keep internal plumbing moving. For an unoccupied cabin or RV, draining the vulnerable sections is generally more reliable than depending on insulation alone.
Avoid placing insulation where it traps water against electrical components, covers access panels, interferes with vents or makes a leak impossible to spot. The neatest-looking solution is not always the best one if it prevents servicing later.
Should you use antifreeze in a holding tank?
Be cautious. Household automotive antifreeze must never go into a wastewater holding tank. It is toxic and creates a disposal problem for the contractor who eventually pumps the tank out.
Some RV owners use non-toxic, plumbing-specific antifreeze in toilet bowls, traps and certain plumbing lines during storage. That can be appropriate for the plumbing system when used exactly as directed, but it is not a substitute for pumping out the holding tank or protecting external pipework. Check the product label, your toilet and tank manufacturer guidance, and local disposal requirements before using it.
If you are unsure, drain the water lines and seek advice rather than adding chemicals that may affect wastewater handling.
Check the site around the tank
Winter weather creates problems from outside the system as well. Heavy rain can soften ground around an above-ground tank, wash soil away from supports, or send surface water towards the lid. Make sure the area drains away from the tank access point and that any protective enclosure is secure.
For portable systems, check that the tank sits level on a stable base. A unit that has shifted can strain inlet pipes, outlet points and hose connections. Remove heavy items stored against the tank and make sure nothing can fall onto the lid in high winds.
This is also a good time to check access for a future pump-out truck. Gates that swell shut, muddy tracks and low branches are easier to deal with before the property has been closed up for months.
A simple pre-winter inspection
Before you leave, walk through the system from the toilet or sink to the tank. Run a small amount of water if the system remains active and watch for leaks or slow drainage. Check the lid, vent, inlet, visible joints, valves and any exposed pipe insulation.
Write down the date of the last pump-out and note anything that needs attention. A photo of the installation can be helpful too, particularly for a rental bach or a property shared by family. It gives the next person a clear reference point and makes changes easier to spot.
